本租赁延长协议由20xx年1月签订租赁合同(“租约”)的甲乙双方于 20xx年 1月签订。 The Lease Extension Agreement is signed on Jan. 2011 and between Party A and Party B as defined in the Lease Contract (“the Lease”), dated Jan. 2013 .

双方在此同意如下:

It is hereby agreed by both Parties as follow:

1.1 鉴于租约的初始期限将于 2013 年 1月 31 日 届满,依据租约 第 2,4 款的规定,

乙方有权续租位于 室物业(“物业”)。经双方同意,物业的续租期为 12 个

月,从20xx年 2月1日至2014 年 1月31日止。租赁期内不得提前终止本合同,如

乙方提前退租,须提前三个月书面通知甲方,须征得甲方同意,本租约于乙方书面通知

到达甲方三个月后终止,且甲方有权向乙方索取相当于_2_个月租金金额的违约金,如前

述违约金不足以弥补甲方的损失,乙方还应承担相应的赔偿责任。合同终止时乙方须付

清租金,物业管理费,停车费,电话费,水电燃气使用费及其它应付费用等。如因帐单

延期等原因,乙方承担的全部水,电,煤气费和中央空调费等杂费及电话费无法在租赁

期结束的当日内付清,乙方应向甲方支付水、电、煤、电话等供公共事业费押金,但保

留的押金部分不应超过上一帐期账单应付额的二倍。 Upon the expiration of the initial term of the Lease on Jan.31st, 2013, Party

B shall have the right to extend the term of the Lease for the premises, located

at Room 3101, Tower 18 No. 168 Shun Chang Rd Shanghai. ("the Premises") according to Article 2.4 of the Lease. Upon mutual agreement, the extension term of the

Lease will be 12 months, commencing from Feb.1st,2013 to Jan.31st , 2014 .

This Agreement may not be terminated prior to the expiration of the term of

tenancy. In case Party B terminates the tenancy early during the term of tenancy,

Party B shall inform Party A 3 months in advance in writing. The Agreement could

be terminated _3_ months later after Party A get the notice. Party A has the

right ask for Party B pay two months rental as compensation. If the compenstion

does not cover Party A’s damage, Party B shall pay the shortfall of the receipt

shall pay the full amount of rent, property management fees, car-parking charges, telephone charges, water/electricity/gas utilities and other charges. If such outstanding utilities fee could not be settled because of limitation of the account due date, Party B shall deposit an amount of cash to Party A, which amount shall not exceed two times of the paid utility bills of the previous month.

1.2 如乙方要延长本租赁延长协议的期限,应在本协议期满前贰(2)个月书面通知甲方,届

时的租赁条件由本协议双方协商确定。

If Party B is willing to extend the validity of this Lease Extension Agreement, Party B shall inform Party A in written two (2) months prior to the expiration of this Agreement and the terms of extension shall be discussed by and between Parties.

2.1 本租赁延长期内的租金应为每月人民币 元,租金包括物业管理费、家具家电(见

附件二),正式租赁完税#5@p,清洁打扫服务费(周一至周六,公共假期除外),毛巾

床上用品换洗(一周三次),无线网络安装及使用费,有线电视收视费及卫星电视安

装及使用费,家庭会所卡。租金在本协议期限内保持不变。 The Rental during this extension term of the Lease shall be RMB per month, the rental includes management fee, furniture, electrical appliances (See Appendix II ), tax invoice fee, housekeeping service (Monday to Saturday, except public holidays), towels and linen changing service (3 times a week), wireless internet connection and usage fee , cable and satellite installation fee and usage fee , family club house card.

2.2 本协议的押金为相当于两个月租金额人民币 元的银行保函。乙方将提供新的银行

保函,原押金保函自动作废。

The deposit of this Agreement is a bank guarantee letter which equal to two months rental at RMB . Party B will provide a new guarantee letter to Party A, and the original bank guarantee letter shall become invalid automatically.

3 争议 / Dispute

如果发生任何有关本协议的争议,按租约的规定解决。

Any dispute arising in connection with this agreement shall be settled under the terms and conditions of the Lease.

本租赁延长协议、附件和租约构成有关延长租约的全部协议,除非经本协议修订,租约的全部协议 / Entire Agreement 租金和押金 / Rent and Deposit

条款和条件仍完全有效。如果本协议和租约存在任何的重复、差异、不一致或冲突,应优先适用本协议的规定。租约的有效期延长至本租赁延长协议履行完毕为止。

This Agreement, Appendix and The Lease Contract together with its attachments constitute the entire agreement with respect to the renewal of the Lease. Except as amended by this agreement, the terms and conditions of the Lease shall remain in full force and effect. In case of any repetition, discrepancy, disagreement or contradiction between this Agreement and the Lease, provisions in this Agreement shall prevail and control. The effective term of the Lease will be extended to the expiration of this Agreement.

本协议一经甲乙双方签署即行生效。

This Agreement shall take effect upon signing by both Parties.

甲乙双方在未经对方书面同意下将本协议的内容透露与任何第三方,应承担所有由此引起的后果。

Both Parties shall be liable for any and all consequences of disclosing the content of this Agreement to any third party without authorization written information from other Party.

6.1 本租约附件是本租约不可分割的组成部分。

The appendix forms are internal parts of this contract.

6.2 甲方同意提供一套露台餐桌椅.

Party A agrees to provide garden set (table & chairs).

6.3 甲方同意为乙方粉刷厨房墙壁和玄关。

Party A agrees to repaint the wall of kitchen and entrance of the apartment.

6.4 甲方同意为乙方提供安装公寓内四扇门的衣服挂钩 (与门把手同样颜色) 。

Party A agrees to provide and install the hooks to hang up the clothes behind 4doors (which color as same as handles).

6.5 甲方同意为乙方专业清洗卧室地毯(不移动床)

Party A agrees to professionally clean the carpet in the bedroom.(without moving the bed)

6.6 甲方同意为乙方抛光阳光房大理石地板。

Party A agrees to polish the marble floor in the glass room.

4 保密条款 / Confidential Liability 其他 / Others

6.7 甲方同意为乙方提供枕头套并提供一周3次换洗服务。

Party A agrees to provide pillow covers and do cleaning and changing 3 times per week.

6.8 租金包括每月人民币5000元游泳池保养费用。(包括隔天6小时池水循环运行,客房部同时相应隔天做一次吸尘清理工作。)

Monthly RMB5000 maintenance Fee of swimming pool (Including every two days provide 6 hours for the cycle of swimming pool filtration with basic cleaning job)

6.9乙方须自行支付RMB100/时的加热费用。(原则上, 工程部不建议加热泳池下水游泳,特别是在冬天)

Party B shall be responsible to pay RMB100/h for the swimming pool heating fee.(In principle, Shama Engineering Department does not recommend swimming pools to be heated,especially during the winter.)

6.7 本租约自签字盖章之日起生效,租约文本一式陆份,甲、乙、丙叁方各执一份,其余三份由甲方存档。中英文具有同等法律效力。中英文条款及意思如有不一致之处, 以中文为准。

This contract shall become effect on the date after the signing by both parties. Each Party shall hold one copy of this original contract and remaining three (3) for Party A’s record. Both Chinese text and English text shall have the same legal effect. In the event that there is any disagreement between the Chinese version and English version, the Chinese version shall prevail.

第二篇:房屋续租合同的范本

房屋续租合同的范本

出租方(简称甲方)

租赁方(简称乙方)

第一条:居房状况:出租居房坐落在长青东村6栋4单元302室、三室两厅两卫、面积150m2,全新装修、生活设备设施齐备且新置。

第二条:租赁期限,租金和租金缴纳:暂定四年。其中:20xx年8月1日—20xx年7月31日年租金壹万叁千元,20xx年8月1日—20xx年7月31日,每年租金14400元。合同签订日一次付清半年租金,另半年租金按应缴日提前一月缴付(依此类推)。同时预收500元整,退房时设备设施无损、无失、予以退还。

第三条:租赁期间相关事宜:1、租赁期间非人为因素的修缮问题由甲方负责。2、室内设备、设施入居时双方交接验收并附备查清单,保障乙方安全,正常使用。3、贵重设备、设施若因使用不当造成的损坏、修、换费用,经鉴定由乙方负担。4、退房之日,乙方务必缴清期内表计水电、气、收视及所有规费。

第四条:租赁期间内水电、报、通讯、收视、物业管理等费用由乙方如期如数缴付。

第五条:变更问题:1、甲方因特殊原因需在租内回收使用权、应提前半月与乙方友好协商解决。2、乙方不得将居房擅自转借他人居住和转租。

第六条:租赁合同中止:甲方有下列情形之一,乙方可解除合同。1、提供的居房不能正常使用:2、乙方按约定缴租金后,逾期不能供乙方入居。乙方有下列情况之一,甲方可解除合同:1、不按约定缴纳租金及其它应缴费用。2、擅自将居房转租、转借;3、利用居房进行违法、违规活动。

第七条违约责任:1、甲方责任:未按合同约定提供符合正常使用要求的居房、负责赔偿由此给乙方造成的损失。2、乙方责任:①不按时缴付租金及其它应缴费用及由此引起的附加费用。②由于使用不当、管理不妥造成室内设备、设

施损失、丢失,应负责修复或赔偿;③逾期不归还居房附补缴费用外,另偿付2倍月租金的违约金。④使用中的设备、设施的维修。

第八条争议解决方式:本合同在履行过程中发生争议,双方协商解决,若出现严重分歧,通过仲裁直至诉讼方式。

第九条 合同未尽事宜,按国家有关合同法律,法规经双方协商补充规定,其规定与本合同有同等效力。
