尊敬的李总、各位领导、各位商界的朋友\媒体的朋友们：

大家晚上好！

非常荣幸！今天来到荔浦这个美丽的旅游城市，今天是20xx年的最后一天，也显得很珍贵，在这个美好的夜晚，我想占用各位一点时间，和大家分享一个话题。想必今晚商界的朋友会比较多，有的计划投资商铺、也有的从事投资开店，无论哪一种我相信都和咱们今晚的主角--华生.金外滩有关！华生.金外滩作为荔浦现在唯一、首家街区型的典型商业地产项目。当然，商业地产的投资对于沿海发达地区或国内一二线城市，无论商铺投资者，还是投资开店经营者，他们在投资时都相对比较成熟，比较有经验！但是，在咱们荔浦县城这样的四线城市，我相信绝大多数对投资商业地产的认识不多。

近年来，商业地产领军企业万达广场、华润万象城也相继进入桂林市，但遗憾的是咱们荔浦县的商业地产发展一直比较滞后，荔浦城市商业现基本仍以传统的中低档的传统零售业态为主，与城市发展及广大追求生活品质、娱乐休闲的荔浦时尚群体的需求不匹配，但今天我们迎来荔浦商业地产发展史上的一个里程碑--华生.金外滩购物公园。

因此，接下来，我想和大家分享一下华生金外滩项目，项目位于滨江新城重要的交通框纽县政府行政办公大楼旁，占地面积约22亩，总建筑面积约为6万平方米，其中商业部分约2万平米，分为高层住宅塔楼、独立的低层的商业街

区与户外广场，构成集居住、商业、户外休闲广场三大功能区。周边云集政府机构、高尚住宅、成熟小区、酒店、学校等完善的生活配套，华生金外滩定位为集购物、美食、娱乐休闲、社交聚会、儿童游乐等于一体的“购物公园”。填补了荔浦县的市场空白，能满足时尚群体全天候、全家娱乐休闲、社交聚会的品味需求，打造荔浦最赏心悦目的城市客厅。

据我们研究发现，华生金外滩购物公园的出彩之处也非常多：比如荔浦唯一的全开放型情景式主题商业街区、六大主出入口与市政交通动线完美接驳、七大主题业态街区、业态组合完全遵循国际黄金业态比例，为应对电商冲击将体验式业态占比高达50%以上；内街设计成可24小时经营全天候灵活经营的商铺、紧邻天然生态氧吧滨江公园、开放式或艺术造型的入口设计，具开阔感与艺术感，顾客不知不觉即倘佯于街区之中。华生金外滩在建筑外观和立体空间布局上，完全颠覆了荔浦传统商业的概念。 那么，有的朋友会问，金外滩项目单单凭籍上述这些特色或亮点就能确保成功吗？答案当然没这么简单，在商业地产行业真正决定一个项目的成败，起关键决定作用的是什么？就是“统一运营”！即统一规划、统一招商、统一推广、统一管理、统一服务！需要值得一提的现实是，现国内商业地产行业象咱们荔浦这样的县级城市，许多商业地产项目却是重招商轻运营！招商工作完成后，后期没有统一运营，比如有一个项目有近二三百个租户，没有专业团队管理，物业方招商客户签约——进驻装修——开业，认为这样的工作完成了，对经营商户没有统一推广、没有培训、开店指导、没有扶持，没有经营辅导，最后导致业态混乱、商户之间内部恶性竞争、商家自生自灭??在这样的商业投资买铺或开店后其风险是比较大的。因此，一个商业要想持续经营，必须要进行严格的统一运营管理，

因此，华生金外滩率先在荔浦实施统一的运营管理模式，其实际意义就是旨在把投资者、经营者、管理者三者结成利益共同体。统一运营管理就是对所有在金外滩的店铺，按照不同的业态分类与功能角色定位进行整合，通俗地说就是将他们拧成一股绳，一致对外以整体形象来服务消费者，而不是一盘散沙各自为政。

这一经营行为具体又分为根椐市场科学制订租赁决策政策、持续引进优质租户、不断对业态优化调整、营销推广与活动宣传、客流量分析管理、商户关闭店管理、商户进驻装修与店面陈列管理、员工服务与销售技巧培训、店铺的客流管理、日常经营管理、顾客服务与投诉管理等。因此，这五个统一运营就是华生集团将在后期通过组建专业商业管理公司，通过科学的规划与业态组合来进行业态优化微调，并通过上述五大统一运营来使华生金外滩持续经营、从而产生丰厚的利润回报，最终使得开发商、投资者、经营者都能从华生金外滩项目的巨大成功与运营中长期受益！下面我来给大家分别谈一谈，这五个统一运营：

1、统一的招商

统一招商，包括统一对入驻商户资格审查、经营业态、租户的经营实力、经营能力、品牌优势、优先商户和淘汰商户确定、确定首批进驻商户。华生金外滩在招商中会严格按照这个项目定位维护和管理好各业态的经营比例；维护项目整体的统一主题形象、统一品牌形象；统一招商，要求能够在功能和形式上同业差异、异业互补；以超强人气主力商家的引进和合理布局来保障人流；简单地说，不能盲目招同一品类的店进入。譬如餐饮业态中的韩式烤肉，就不要同时招来两家基本上都是烤肉的餐饮业态，给多少租金都不能要。异业互补的简单地说就是要确保各店铺经营内容都不能雷同大家都有生意做，也能让顾客体验到更多的业态与完全不同的款式、价格档次，提高其消费兴趣。做商业地产真正成功与否，取决于你能否代表了城市的高度，代表了区域的特色，如果不统一招商，各商铺业主全招的是零售，或者招商全是相同档次与出品的餐饮，后期经营肯定会出大问题，因此，现华生金外难尽可能多地将体验的、休闲的、享受的、体现新生活

方式等元素融合进去。

2、统一规划

统一规划包括建筑规划、商业内部、外部空间节点规划、内部平面、立体垂直动线规划、外部交通组织动线规划、业态规划与组合、店铺与商业街主题规划，金外滩每一条街都有主题，其业态必须按这个主题来组合业态与选择商家等.如淘宝街、第一卡通大街、名店街、情侣街、美食街等。

因此，要维护华生.金外滩的整体统一主题形象，商业地产是一个多业态组合的商业组织模式，店铺众多少则一百多则数百家店铺，如果没有统一规划，统一招商就成了空中楼阁，整个项目就成了一个无序的大杂烩！因此，大家说这个统一规划重不重要？没有统一规划的商业项目成功率只有百分之一的机率。

3、统一推广

统一的策划推广（联合促销与广告宣传等），金外滩将整合所有的店铺租户资源抱成团一致对外，有步骤、有计划的实行整体的营销推广计划、方针落实媒体宣传。并通过有计划的公关宣传和主题形象策划，培养有潜力的商家或本土品牌，使项目的知名度大大提高的同时也提升店铺的经营效率。因此，统一推广将使得华生金外滩的主题和定位更加鲜明突出，让荔浦广大的消费者对金外滩的营销推广活动更具有整体性和形象性，最终使金外滩的商铺步入升值快车道。

4、统一的服务

5、统一管理

→租金提升”这四个阶段来开展；真正体现“投资客户满意→经营商家满意→开发商满意”的现代最前沿商业运营管理思想。

我代表中国政府和人民，向前来参加时代华纳集团举办的“’99《财富》全球论坛”活动的朋友们，表示热烈的欢迎！Let me, on behalf of the Chinese Government and people, extend a warm welcome to the friends who have come to take part in the '99 Fortune Global Forum, which is sponsored by Time Warner Group Inc.

这次论坛的主题是：“中国：未来五十年”。This forum's theme is “China: the next 50 years.”

中国是一个发展中的社会主义大国，它的未来发展，不仅直接关系到中国人民的前途，而且对亚洲和世界的发展与进步也会产生重要影响。China is a large developing socialist country, and its future development will not only directly affect the future of the Chinese people, but will also have an important impact on the development and progress of Asia and the world.

在过去的一百多年间，中国人民历经沧桑，在奋起斗争的过程中进行了伟大的历史变革。Over the past hundred-odd years, the Chinese people have gone through storm and stress, and in the course of vigorous struggle they have accomplished a great historic transformation.

新中国50年的发展取得了令世人瞩目的巨大成就。New China's 50 years of development have resulted in accomplishments that have astonished the world.

今晚我们所在的上海浦东陆家嘴地区，6年前还是一些简陋的住宅和农田，如今已是高楼林立、生机盎然的金融贸易区。Only six years ago, in this Lujiazui District of Shanghai's Pudong area, where we are gathered this evening,there were run-down houses.

如今已是高楼林立、生机盎然的金融贸易区。Now it is a vibrant modern financial and business zone, full of high-rise buildings.

50多年前，我到上海读大学，Over fifty years ago, I was in Shanghai attending university.

对旧中国的贫困落后和国势衰败有着深刻感受。At that time, I had a deep sense of the poverty, backwardness and feebleness of old China.

正是在那个时候，我立志献身于建立独立、自由、民主、统一和富强的新中国的伟业，并一直奋斗到今天。It was then that I decided to devote myself to the noble task of building an independent, free, democratic, unified, rich and powerful New China, and I have been struggling for that to this very day.

年前，我任上海市长，经历了中国这座最大城市改革开放和现代化建设的进程。Fourteen years ago, I became mayor of Shanghai, and experienced the process of reform, opening-up and modernization in this China 's biggest city.

相信，在座各位也目睹了上海日新月异的变化。I'm sure that all of you have seen with your own eyes the constant and unceasing transformation of Shanghai.

上海的发展，从一个侧面反映了中国所发生的巨大变化。The growth of Shanghai is one reflection of the enormous changes taking place in China.

在20世纪的前50年里，中国人民坚持不懈地继续着鸦片战争以来为改变自己悲惨命运而进行的努力，经过艰苦卓绝的斗争，终于在中国共 产 党的领导下结束了半殖民地半封建的历史，赢得了民族独立和人民解放，建立了中华人民共和国。In the first 50 years of the 20th century, the Chinese people made unflagging efforts to change the tragic fate that had been theirs ever since the Opium War. After arduous and valiant struggle, they finally ended their semi-colonial and semi-feudal history, won independence for the nation and freedom for the people, and founded the People's Republic of China under the leadership of the Communist Party of China.

在20世纪的后50年里，中国人民自力更生，奋发图强，开展社会主义建设， In the latter half of the 20th century, relying on their own efforts, the Chinese people went all out to make their country strong and embarked on socialist construction.

在旧中国一穷二白的基础上建立了比较完整的工业体系和国民经济体系，使自己的物质生活水平和精神文明程度得到了大幅度提高。On the poor and deprived foundation of old China, they built a relatively complete industrial structure and national economic framework, raising the levels of their cultural and material lives significantly.

中国日益走向繁荣昌盛。China started marching forward steadily toward prosperity.

现在，中国人民正满怀信心地沿着邓小平同志开创的建设有中国特色社会主义道路走向未来。Now, the Chinese people are confidently taking the road to the future, the road of socialism with Chinese characteristics pioneered by Comrade Deng Xiaoping.

中国人民进行的这些历史性的创造，不仅彻底改变了近代中国的悲惨命运，而且也是中华民族对人类进步事业的重大贡献。These historic initiatives of the Chinese people have fundamentally transformed the tragic fate of modern China, and they are also great contributions made by the Chinese people to the cause of human progress.

在即将跨入21世纪的时刻，展望未来50年的前景，我们充满信心。At this moment in time, when we are about to step into the 21st century and look ahead at the prospects for the next 50 years, we are filled with confidence.

中国人民将继续坚定不移地走改革开放的道路。The Chinese people will firmly and unswervingly follow the path of reform and opening-up.

我们的目标是，到下个世纪中叶基本实现现代化，把我国建成富强民主文明的社会主义现代化国家，实现中华民族的伟大复兴。Our goal is to realize modernization by the middle of the coming century, to make our country a wealthy, strong, democratic and civilized modern socialist country, and to achieve the great revival of the Chinese nation.

这里，我愿同大家谈谈中国人民的一些基本价值观念。Here, I would like to speak to you about some basic values of the Chinese people.

不了解这些，就难以把握中国正在和将要发生的事情。Without an understanding of these, it is difficult to make sense of present and future events in China.

中华民族历来尊重人的尊严和价值。The Chinese people have always respected the dignity and worth of human beings.

中国共 产 党领导人民进行革命、建设和改革，就是要实现全中国人民的自由、民主和人权。The Communist Party of China led the people in revolution, construction and reform for the very purpose of realizing freedom, democracy and human rights for all the people of China.

今天中国所焕发出来的巨大活力，生动地反映出中国人民具有自由、民主地发挥创造力的广阔空间。The great vitality displayed nowadays in China vividly demonstrates the tremendous space that the Chinese people have to freely and democratically exercise their creativity.

中国有12亿多人口，社会生产力仍不发达，必须首先保障人民的生存权和发展权，不然一切其他权利都无从谈起。China has a population of over 1.2 billion, but its social production is still not well developed, and we must first and foremost safeguard the people's rights to survival and development; otherwise we cannot even begin to talk about other rights.

中国确保12亿多人的生存权和发展权，这是对世界人权进步事业的重大贡献。

The fact that China has assured the rights to survival and development of over 1.2 billion people is a major contribution to the cause of the progress of human rights all over the world.

中国人民主张集体人权与个人人权、经济社会文化权利与公民政治权利紧密结合，The Chinese people advocate the close interlinking of collective human rights with individual human rights, of economic, social and cultural rights with citizens' political rights.

这是适合中国国情的人权事业发展的必然道路。

This is the road we must take for the cause of promoting human rights in light of China's national conditions.

中华民族历来坚持独立自主。

The Chinese people have always insisted on independence.

中国人民珍惜自己经过长期奋斗而得来的独立自主权利，也坚决维护一切民族享有这种权利。They cherish the rights of independence that they have won over a long period of struggle, and they resolutely uphold that all the nationalities enjoy these rights.

我们主张各国都有选择适合本国国情的社会制度和发展道路的权利，We also believe that every country has the right to choose the social system and path of development that suit its national conditions.

不同社会制度的国家应该相互尊重主权和领土完整，平等相待，和平共处，Countries with different social systems should respect each other's sovereignty and territorial integrity; they should treat each other as equals and coexist peacefully.

反对任何国家以任何形式把自己的社会制度和意识形态强加于别国的作法。We oppose any efforts by any country to impose its own social system and ideology on another country.

中华民族历来爱好自由与和平。The Chinese people have always loved freedom and peace.

中国人民在近代饱受战争和被侵略的痛苦，深感和平的珍贵。The Chinese people have suffered greatly from wars and invasions in modern times, and they feel deeply how precious peace is.

中国进行现代化建设，需要和平的国际环境。As it engages in modernization, China needs a peaceful international environment.

我们希望世界人民能够生活在没有战争、没有暴力的世界里。We hope that all people will be able to live in a world without war and without violence.

中国实行以和平为宗旨的外交方针，坚决反对一切危及世界和平的行为。China adopts a foreign policy with peace as its goal, and resolutely opposes any acts that endanger world peace.

中国的发展不会对任何人构成威胁，而只会促进世界的和平、稳定和发展。China's development does not pose a threat to anyone, instead, it will only help to advance world peace, stability and development. 永远不称霸，这是中国人民对世界的庄严承诺。It is the Chinese people's solemn promise to the world never to seek hegemony.

中华民族历来珍惜国家统一。The Chinese people have always prized national unity.

维护祖国统一是全中国人民的坚定意志。To safeguard the unity of the motherland is the firm aspiration of the entire Chinese people.

香港已经回归祖国，澳门将于今年12月20日回归。Hong Kong has already returned to the motherland; Macao will return on December 20 this year.

台湾问题最终必将得到解决。It is certain that the Taiwan question will eventually be resolved.

任何一个国家都不会允许自己的领土分裂出去，也不会允许外国势力制造或支持这种分裂。No country will allow its own territory to be split off, nor will it allow any foreign force to create or support such a split. 我们解决台湾问题的方针是“和平统一、一国两制”。Our guideline for solving the Taiwan question is "peaceful reunification and one country, two systems".

在解决台湾问题上，我们不承诺放弃使用武力，正是为了促成和平解决。In resolving the Taiwan question, we will not undertake to renounce the use of force precisely for the purpose of bringing about a peaceful resolution of the Taiwan question.

中国人民一定要也一定能够实现祖国的完全统一。The Chinese people have both the determination and ability to achieve the complete reunification of their motherland.

台湾地区最近连续发生的强烈地震，牵动了全中国人民的心。The series of recent severe earthquakes that occurred in the region of Taiwan weigh heavily on the heart of everyone in China.

借此机会，我再次向受到地震灾害袭击的台湾同胞表示深切的慰问。I would like to take this opportunity to again express profound condolences to our compatriots in Taiwan who have suffered from the earthquakes.

世界是丰富多彩的。The world is a colorful and varied one.

各国人民走自己选择的发展道路，实现自己追求的理想， The people of each country follow the path of development they have chosen for themselves and pursue their own ideals.

这是人类文明进步和世界民主发展的必然要求与基本标志，因而是不可阻挡的历史潮流。This is an inevitable demand and basic criterion for the progress of human civilization and world democracy. It is therefore an unstoppable tide of history.

我们主张，世界上存在的社会制度差异和不同政治信仰，不应该被人为地用来阻碍各种正常的经济技术合作和交流。We believe that the different social systems that exist in the world and the dissimilarities in political beliefs should not be used as obstacles to the various kinds of normal economic and

technological cooperation and exchange.

今晚与会的各位企业家，都是你们所在行业的佼佼者，具有丰富的成功经验和战略眼光。All you business leaders tonight are outstanding achievers in your respective fields. You have a wealth of successful experiences and strategic vision.

你们把眼光投向中国，Set your eyes on China.

中国的现代化建设需要你们的参与，中国的经济发展也将为你们提供巨大的机遇。China's modernization needs your participation, and China's economic development will also offer you tremendous

我希望，中国的企业要学习外国企业的先进经验，走出去在经济全球化的浪潮中经风雨见世面，增强自身的竞争力。I hope that Chinese enterprises will learn from the advanced experiences of foreign enterprises.

中国政府将为来华投资的外国企业提供良好的条件，创造更好的环境。They must go out and temper themselves in the winds and storms of economic globalization, and build up their own competitiveness. 中国政府将为来华投资的外国企业提供良好的条件，创造更好的环境。The Chinese government will offer good terms to and create a better environment for foreign enterprises investing here.

中国的发展与外国的发展，世界南方的发展与北方的发展，是相互联系、相互补充的，应该平等互利地加强交流与合作。China's development and that of other countries, the development of the South and that of the North in the world are all interlinked and complementary. They should step up exchanges and cooperation on the basis of equality and mutual benefit.

中国人民希望过上和平幸福的生活，也希望各国人民都能够享受和平和过美好的生活。The Chinese people hope to lead peaceful and happy lives, and also hope that the people of other countries will enjoy peaceful and happy lives.

各国人民应该携手努力，战胜人类生存与发展面临的各种挑战，保护生态环境，缩小贫富差距，建立公正合理的国际经济新秩序，实现共同发展和普遍繁荣。The people of all countries should strive hand in hand to overcome all the challenges to human survival, protect the ecological environment, narrow the gap between rich and poor, build a just and rational international economic order, and achieve common development and universal prosperity.

发达国家在这方面应多承担责任，发展中国家要自强不息。The developed countries should assume more responsibilities in this regard, and the developing countries should constantly to strive for the better. 人类又来到一个世纪之交和千年之交的历史关头。The human race has reached another historic moment--the turn of a century and the dawning of a new millennium.

主动权掌握在各国人民的手中。The initiative lies in the hands of the people of each country.

让我们为促进人类和平与发展的崇高事业而共同努力！Let us make a joint effort for the noble cause of advancing peace and human progress!

我坚信，中国的明天将会更加美好，世界的明天将会更加美好。I firmly believe that China's future will be even brighter, as will the future of the world.
